What This Includes

  • We begin with a walkthrough of the home to assess how it will be perceived by today’s buyers, both in person and through listing photography. We note strengths, areas of hesitation, and where focused updates could meaningfully shift presentation.

  • Following the visit, you receive a clear, prioritized report outlining what to address, what can remain as-is, and how to approach improvements in a way that protects your equity. Support can remain consultative or extend into coordination and oversight, depending on what best serves the listing and your timeline.

  • For properties where future flexibility may influence buyer interest — such as basements or secondary spaces with potential for an additional bath, kitchen, or ADU-style use — a conceptual space planning study can be added. This includes a simple layout diagram with planning assumptions to help clarify feasibility and long-term value, without committing to construction.
